Every time a transferee moves in or out of a rental property, one of the lease requirements is to document the property condition. This is an important task, as thorough documentation can improve departure process, minimize out-of-pocket expenses to the transferee, hold the landlord accountable for existing damage, and help the transferee return the home as close to its original condition as possible.
Previously, the Destination Services Consultant (DSC) and transferee would have to walk through the rental property with a static, 18-page walk through document, taking photos using a mobile device or digital camera, and then trying to send the documentation to the Program Manager and Relocation Management contact. To say this process was cumbersome would be an understatement. Long delays and less-than-clear documentation was the norm, and we knew it could be improved upon.
Benefits to clients, transferees, and DSCs have been significant. All three groups benefit from secure access, and enhanced picture-taking, storage, and sharing abilities. Clients and transferees have reported reduced wait times between walk through completion and the receipt of documentation, as well as the improved readability of documentation since eliminating hand-written notes. DSCs have said that the process has improved efficiency, with the ability to send the report with a push of a button, instead of manually uploading everything into an email.
The Dwellworks-designed mobile app was built and deployed as a direct result of client, transferee, and DSC feedback. All parties sought an easier way to document the current condition of the rental properties and take and share photos. With that in mind, the app was built as a secure, innovative, and customizable approach to conducting walk throughs in the field.
